Welcome to the July issue of your Slovakia Newsletter.

Untypically, this month we will skip our property market
focused feature article and let you speak out instead.
Following a regular news roundup you will find a brief
survey. We want to learn about your investment goals and
how they may have changed over the time, as well as your
views of Slovakia as a property investment destination.

Any answers are greatly appreciated as they will help us
provide you a better service. Of course, you can choose
to only answer some questions and others not, if you so wish.

1) Green Light for Real Estate Funds

In a recent report by Global Property Guide, Slovakia has
topped the list of Central and Eastern European countries
with highest expected property price growth for 2007.

With growing prices Slovaks are increasingly seeing property
as a lucrative investment. Yet the priority for most buyers
is purchasing a residential home, and few have budgets to
buy additional properties for investment purposes.

Since 2007 even less wealthy Slovaks can profit from property.
After several years of trying, the rules for real estate
funds have finally been set up in Slovakia, and the first
funds were established - four at present.

Real estate equity funds have been operating on the Slovak
market for some time, however, they cannot invest directly
into property or development. The new special real estate
funds are able to buy buildings, land, invest in development,
buy stakes in property companies, etc. They can be registered
as owners in the land registry.

The minimum initial investment starts at SKK 100,000-250,000
(3,000 - 7,500 euro) depending on fund, which means the
funds are affordable to many but not all Slovak investors.

A comparison of office rents in Central European cities
shows Bratislava to be the cheapest. Price per m2/month
reaches a maximum of 18 euro in top locations of the Slovak
capital. Prague's offices rent at up to 19.75 euro, while
Vienna's rates reach 20.50 euro and top offices in Budapest
come to 21 euro/m2/month. The most expensive city, Warsaw,
has offices for rent at up to 25 euro/m2/month.

the capital, chalet in the mountains for own use, etc.)
What is your budget for a potential Slovakia purchase?
