"Slovakia Investment Property managed to quickly persuade me that they had a genuine understanding of the Slovakian market and of my needs and concerns. (They) have also been completely honest, straightforward and open at all times, and have given sound advice on financing, legal representation, bank guarantees, local letting agents etc - well beyond the basic selection of the properties."

Andy Hawkins, London

Can a foreign citizen buy in Slovakia?

Yes, as opposed to most of the other new EU member
states, Slovakia lifted all restrictions on property acquisition
on 1 May 2004 (only exception is purchase of forest and
agricultural land). All foreign nationals can acquire real estate or land in Slovakia directly, without having to set up a company and have a local legal signatory.

Can I obtain finance in Slovakia?

Yes, we can help you arrange finance in Slovakia. The minimum amount of equity required is generally 30% of the purchase price. Alternatively, you can use the equity in your existing property or arrange a loan in the UK.

What is the downside?

As with any other investment, property values can rise as well as fall. However, Bratislava is the probably most undervalued EU capital and observers expect the current steep growth in property prices to continue for the next 3 - 5 years. You should also be aware of exchange rate fluctuations. There are ways that allow you to protect your capital against currency fluctuations.

What are your fees and other acquisition cost?

Our fees vary according to the complexity of each opportunity.
We will always disclose the exact amount of our fee (covering
our commission and research) on each deal. No surprises or hidden costs.
Other costs will be a (non refundable) reservation fee – generally £2,000; a deposit of 20-30% with the balance due on completion; legal fees and finance fees. Slovak lenders charge a 0.3%-1% arrangement fee.
